Energy Performance Certificate

As of October 1st 2008 all rented properties require an EPC.

An EPC must be produced and made available to any prospective tenant, free of charge, by the Landlord at the earliest opportunity and no later than:

  • When a viewing is conducted
  • When any written information is submitted, upon request, to a potential tenant
  • Before entering into any tenancy agreement; should neither of the above have previously occurred

An EPC for a rental property will remain valid for 10 years and does not need to be provided for properties let before October 1st 2008.

Requirements

Legal Requirements: Every 10 years for landlords or Homeowners before putting a property on the market. If you are just renting a room out in your home an EPC is not required by law.
