Landlord reports (also known as landlord certificates) are often referred to as a “CP12.” CP12 simply means the old-style paper report pads were originally manufactured by Corgi, who are now known as Gas Safe. “CP12” refers to the record pad’s manufacturer. For example, if your engineer is still using paper report pads from another manufacturer, such as Regin, it would be called a REGP45. These reports are more commonly known as CP12, since Corgi was the first manufacturer to issue and distribute them, before the industry became Gas Safe.
Whatever it’s called, it’s the legally required document confirming your property’s gas appliances have been safety checked, and it’s valid for 12 months. The most important information on your landlord’s report/certificate is your engineer’s Gas Safe number, which links them to the inspection.
Every inspection comes down to two core risks: gas leaks, and carbon monoxide (or carbon dioxide) entering the property. Both are dangerous precisely because they’re hard to detect without proper checks — leaks can cause explosions, CO poisoning can be fatal with no obvious warning signs.
Any issues found are graded into three categories:
Safe to use, but doesn’t meet today’s installation standards. For example, a flue terminating under 2 metres from the ground without a flue guard. Not dangerous, but worth flagging.
A genuine issue that needs addressing. For example, a gas fire that passes every test but has inadequate ventilation for the room. With your permission, we’ll switch the appliance off until it’s resolved.
An active danger, most commonly a gas leak. With your permission, we isolate the appliance and make it safe immediately. If permission is refused, we’re required to contact the National Grid, who will disconnect the gas supply to the property.
Rather than one flat fee regardless of what’s in your property, we price per appliance. A flat with just a hob isn’t charged the same as a house with a boiler, hob and gas fire.
Brighton Gas Safety will never charge an upfront fee. All work is invoiced after the work has been completed.* If you have more than one gas appliance connected to the same gas meter, UK law requires that all appliances are tested together — not individually. This is because a fault in one appliance can affect the safety of another.
For example, your hob might seem to work perfectly fine on its own, but if there’s an issue when the boiler is switched on, it could make either appliance unsafe.
Our gas safety inspections always cover every appliance on your meter, ensuring your property is fully compliant and, most importantly, safe.
If we find an issue during the inspection, we won’t carry out any repair work on the spot without your, or your landlord’s, sign-off first. You’ll get a clear quote for any remedial work before anything is fixed, so there are no surprise costs.
Your gas safety certificate is only valid for 12 months. We send a reminder 11 months after your last inspection — giving you a month’s notice before it expires, so you’re never caught out or in breach of your landlord obligations.

We charge per appliance rather than a flat fee, so you only pay for what’s actually at your property. A boiler or water heater is £89, a hob or cooker is £6, and a gas fire is £50 — all with no VAT added on top. There are no upfront fees; you pay after the inspection is complete. If your property only has a gas hob and no boiler, a minimum callout fee of £89 applies, since we can’t justify a visit for £6 alone.

Yes, if you’re a landlord — it’s a legal requirement to have one carried out annually for any rented property with gas appliances. If you’re a homeowner, it’s not a legal requirement, but we’d still strongly recommend it every year, since the risks (gas leaks, carbon monoxide) don’t discriminate between rented and owned properties.
There isn’t a “certificate” — that’s a common misconception. What you actually receive is a Gas Safety Report (often still called a CP12, after the old record pad name). It contains exactly the same legally required information; it’s just correctly named. Once it’s written, it’s yours to use however you need — for compliance, letting agents, insurance, or your own records.

It depends on how serious the issue is. Minor issues that don’t meet current standards but aren’t dangerous are simply flagged — the appliance stays safe to use.
